[ARCHIVED] Bismarck Planning and Zoning Commission to hold public hearings

Notice is hereby given that the Bismarck Planning & Zoning Commission will hold public hearings on Wednesday, June 24, 2015, at 5:00 p.m. in the Tom Baker Meeting Room, City-County Building, 221 North 5th Street, Bismarck, North Dakota, to consider the following items:

• Request of Jack and Bonnie Werner, Joe Werner, Jimmy and Janice Lahman and Gerald Hilzendeger for approval of a zoning change from the R10-Residential and MA-Industrial zoning districts to the R10-Residential, RT-Residential and MA-Industrial zoning districts for Airport Road 3rd Addition. The property is located in central Bismarck, between Bowen Avenue and Tatley Park Road, along the west side of Airport Road (Lots B, C and D of Auditor’s Lot 5 of the SW1/4 of Section 3 and parts of Airport Road, Tatley Park Road and Bowen Avenue rights-of-way and part of the SW1/4 of Section 3, T138N-R80W/Lincoln Township).

• Request of Jack and Bonnie Werner, Joe Werner, Jimmy and Janice Lahman and Gerald Hilzendeger for approval of a final plat for Airport Road 3rd Addition, a six lot subdivision on 2.62 acres. The property is located in central Bismarck, between Bowen Avenue and Tatley Park Road, along the west side of Airport Road (Lots B, C and D of Auditor’s Lot 5 of the SW1/4 of Section 3 and parts of Airport Road, Tatley Park Road and Bowen Avenue rights-of-way and part of the SW1/4 of Section 3, T138N-R80W/Lincoln Township).

• Request of ToddCo, Inc. and Verity Homes of Bismarck, LLC for approval of a minor subdivision final plat for BREI Estates First Addition Second Replat, a 10 lot subdivision on 1.20 acres. The property is located in northwest Bismarck, west of North Washington Street and south of West LaSalle Drive, along the south side of LaPaz Avenue (a replat of Lots 3-8, Block 4, BREI Estates First Addition Replat and part of La Paz Avenue right-of-way, part of the NE1/4 of Section 17, T139N-R80W/Hay Creek Township).

• Request of Jadranka and Danko Buzakovic for approval of a zoning change from the R5-Residential zoning district to the R10-Residential zoning district for Lot 16, Block 17, Sonnet Heights Subdivision. The property is located in northeast Bismarck, west of US Highway 83, along the north side of Bremner Avenue and west side of Windsor Street.

• Request of Kilber Investments, LLC for approval of a zoning change from the RM30-Residential zoning district to the Conditional RT-Residential zoning district for Lot 1A of Lot 1, Block 1, Kilber North Addition. The property is located south of 43rd Avenue NE, along the west side of Boulder Ridge Road.

• Request of Wade French and Brandi Lynch for approval of a zoning change from the P-Public zoning district to the MA-Industrial zoning district for Tract 207 of the NW1/4 of Section 2, T138N-R80W/Lincoln Township. The property is located in east Bismarck, south of East Main Avenue along the east side of South 26th Street.

• Request of the City of Bismarck for approval of a zoning change from the CG-Commercial zoning district to the DC-Downtown Core zoning district for Tract 304 of Block 9, Tracts 420, 422 and 500, All of Blocks 41, 43, 45, 47, 67, 69, 71 and Lots 1-12, Block 65, Original Plat and Lots 1 & 2, Block 4 and Lot 1, Block 5, Wachter’s Addition. The property is located in central Bismarck, south of Main Avenue between South of 3rd Street and South 7th Street.

• Request of Lloyd and June Pfaff for approval of a rural residential lot split for Lot 10, Block 3, Green Acres Estates. The property is located northwest of Bismarck, between 57th Avenue NW and US Highway 1804 NW, along the west side of North Washington Street (6300 North Washington Street).

• Request of Ronald and Lee Becker for approval of a rural residential lot split for Lot 2 and 3, Block 3, Bohe Acres. The property is located north of Bismarck, north of 43rd Avenue NE along the west side of Bohe Drive (3500 43rd Avenue NE and 4410 Bohe Drive).

• Request of Randy Jahner for approval of a special use permit for a 3,200 square foot accessory building to be located on Lot 2, Block 2, Pheasant Valley Subdivision. The property is located north of Bismarck, between Centennial Road and Golden Crest Road, south of 71st Avenue NE, along the north side of Rooster Road (3520 Rooster Road).

• Request of Wilment Properties, LLC for approval of a special use permit for a drive-through in conjunction with a pharmacy to be located on Lot 2, Block 1, Northern Sky Addition. The property is located north of Ash Coulee Drive, south of Durango Drive, along the east side of Northern Sky Drive (205 Durango Drive).

• Request of Brandon Fettig for approval of a special use permit to move single-family structure previously occupied in another location onto Lot 3, Block 3, Golden Heights Subdivision. The property is located east of Bismarck, north of Apple Creek Road, west of 80th Street SE, along the south side of Viking Drive (7717 Viking Drive).

• Request of the City of Bismarck for approval of a zoning ordinance text amendment relating to Subdivision Regulations/Design Standards and Improvements. The proposed amendment would clarify design standards for new subdivisions and the procedures for installing improvements in approved subdivisions.

At these hearings, the Bismarck Planning & Zoning Commission will provide an opportunity for all interested persons to be heard with respect to these items.
