Notice is hereby given that the Bismarck Planning & Zoning Commission will hold public hearings on Wednesday, March 23, 2016, at 5:00 p.m. in the Tom Baker Meeting Room, City-County Building, 221 North 5th Street, Bismarck, North Dakota, to consider the following items:
• Request of Light of Christ Catholic Schools for approval of a zoning change from the A-Agriculture zoning district to the Conditional RT-Residential zoning district for Light of Christ Addition. The property is located in north Bismarck, between North Washington Street and US Highway 83, along the north side of 57th Avenue NE (Auditor’s Lot E of the SW1/4 of Section 9, T139N-R80W/Hay Creek Township).
• Request of Light of Christ Catholic Schools for approval of an amendment to the Fringe Area Road Master Plan for the proposed final plat of Light of Christ Addition to relocate the intersection of the north-south collector and 57th Avenue NE to a location approximately 725 feet to the west along the eastern edge of the proposed plat.
• Request of Light of Christ Catholic Schools for approval of a final plat for Light of Christ Addition, a one-lot subdivision on 48.26 acres. The property is located in north Bismarck, between North Washington Street and US Highway 83, along the north side of 57th Avenue NE (Auditor’s Lot E of the SW1/4 of Section 9, T139N-R80W/Hay Creek Township).
• Request of Schwan Family Partnership for approval of a zoning change from the A-Agriculture zoning district to the CG-Commercial zoning district for Schwan’s Commercial Addition. The property is located in east Bismarck, along the west side of Centennial Drive and the north side of Interstate 94 (Tract 5 of the NE1/4 of Section 26, T139N-R80W/Hay Creek Township).
• Request of Schwan Family Partnership for approval of a final plat for Schwan’s Commercial Addition, a two-lot subdivision on 4.15 acres. The property is located in east Bismarck, along the west side of Centennial Drive and the north side of Interstate 94 (Tract 5 of the NE1/4 of Section 26, T139N-R80W/Hay Creek Township).
• Request of Schwan Family Partnership for approval of a special use permit for an auto-laundry facility wash and filling station in conjunction with a convenience store to be located on Lot 1, Block 1, Schwan’s Commercial Addition. The property is located east Bismarck, along the west side of Centennial Drive and the north side of Interstate 94.
• Request of the City of Bismarck for an amendment to the Fringe Area Road Master Plan to eliminate the proposed arterial roadway for Sandy River Drive between River Road and Clairmont Road and downgrade the arterial roadway to a collector roadway between Clairmont and the future Tyler Parkway.
• Request of Bank of North Dakota for approval of a zoning change from the CG-Commercial and R10-Residential zoning districts to the P-Public zoning district for Tracts A & B of Auditor’s Lot 30, Park Hills Auditor’s Lots and parts of Blocks 4 and 9, Park Hills Second Addition. The property is located in west Bismarck, in the southeast quadrant of the intersection of West Main Avenue and Memorial Highway.
• Request of the City of Bismarck for approval of zoning changes from the R5-Residential, R10-Residential, RM15-Residential, RM30-Residential, RT-Residential and MA-Industrial zoning districts to the P-Public zoning district for a part of Lot 7, Block 12, Nagel’s 4th Addition; Part of the S½ of Section 29, T139N-R80W/Hay Creek Township for Grimsrud Elementary School; A tract of land dedicated as “Marian Park” on the plats of Marian Park 2nd Addition, Replat of Marian Park 2nd Addition, and Marian Park 3rd Addition. The properties are located in central and west Bismarck.
• Request of the City of Bismarck for approval of a zoning ordinance text amendment relating to Subdivision Regulations/Rural Residential Lot Splits. The proposed amendment would modify application submittal deadlines for Rural Residential Lot Splits.
At these hearings, the Bismarck Planning & Zoning Commission will provide an opportunity for all interested persons to be heard with respect to these items.
