Notice is hereby given that the Bismarck Planning & Zoning Commission will hold public hearings on Wednesday, August 26, 2015, at 5:00 p.m. in the Tom Baker Meeting Room, City-County Building, 221 North 5th Street, Bismarck, North Dakota, to consider the following items:
• Request of Verity Homes of Bismarck, LLC and Darrel and Joan Scofield for approval of a modified minor subdivision final plat for Ash Coulee Estates Addition, a 28 lot subdivision on 9.59 acres. The property is located in northwest Bismarck, along the south side of Ash Coulee Drive west of Valley Drive (a replat of Lots 1-18, Block 1, Ash Coulee Second Addition).
• Request of Lloyd Anderson, LLP for approval of a zoning change from the RM15-Residential zoning district to the RT-Residential zoning district for part of Lot 4, Block 2, Pinehurst Fourth Addition (to be known as Lot 4B of Lot 4,) Block 2, Pinehurst Fourth Addition. The property is located in northwest Bismarck, in the northwest quadrant of the intersection of Hackberry Street and West Century Avenue.
• Request of James Schmidt for approval of a special use permit to increase the total area of accessory buildings to be located on Lot 6, Block 4, Countryside Estates 4th Subdivision to 3,194 square feet. The property is located east of Bismarck, at the southeast quadrant of the intersection of Cherrywood Drive and 17th Avenue NE (1620 Countryside Drive).
• Request of Andrew Basaraba for approval of a special use permit to move a single-family structure previously occupied in another location on to Lot 5, Block 2, Olive Tree Subdivision. The property is located northwest of Bismarck, west of Burnt Creek Loop, along the south side of Olive Tree Drive (5605 Olive Tree Drive).
• Request of Gary Lind and James Nelson for approval of a proposed site plan and building elevations, including building materials and colors, for Lot 4, Block 1, Hamilton’s First Addition. The property is located in northeast Bismarck, along the east side of Hamilton Street, north of East Century Avenue.
• Request of the City of Bismarck for approval of a zoning ordinance text amendment relating to Downtown Districts/Parking Structures. The proposed amendment would clarify design standards for new parking structures and the requirement for active ground floor uses.
At these hearings, the Bismarck Planning & Zoning Commission will provide an opportunity for all interested persons to be heard with respect to these items.
